Why Property Investors Need Surveys
Residential property investors buying for buy-to-let often skip surveys — particularly when purchasing below market value or at auction. This is a false economy. The due diligence that protects you as an investor is the same due diligence that protects any buyer. The risks are, if anything, greater for investors:
- Hidden costs erode returns. An undiagnosed roof problem or structural defect can wipe out years of rental income. Understanding the condition of an investment property before purchase is critical to your return calculations.
- Tenancy legislation requires properties to be habitable. The Homes (Fitness for Human Habitation) Act 2018 requires rental properties to be free of serious hazards. Major defects discovered after purchase — that should have been identified by a survey — may create legal obligations and repair costs before you can let the property.
- Lenders may require surveys. Many lenders financing investment property require a professional survey before advancing funds, particularly for older or non-standard properties.
Case Study: The Leeds Buy-to-Let That Taught an Investor a Lesson
One of our clients came to us after purchasing a Victorian terrace in the Chapel Allerton area of Leeds as a buy-to-let investment. He had relied on a basic mortgage valuation and purchased the property without a survey, attracted by the competitive price.
Shortly after purchase, a tenant reported problems with damp. Further investigation revealed rising damp throughout the ground floor, historic dry rot behind a partition wall, and defective drainage that was causing persistent dampness to the subfloor void. The total remediation cost came to just under £18,000 — almost precisely what our Level 3 Building Survey would have cost: approximately £600.
He now commissions a survey on every investment property he purchases. As he put it himself: "I spent more on the remediation than I'd made in two years of rental income. Never again."
What Type of Survey for Investment Properties?
For residential investment properties in West Yorkshire, we typically recommend:
- Level 3 Building Survey: For any property built before 1930, or any property that has been extended, altered, or shows signs of neglect. Given the age of most Yorkshire investment stock, this is our most common recommendation.
- Level 2 Homebuyer Survey: For post-1930 properties in reasonable condition that you intend to let without major works.
